Could £10,000 towards your first home make all the difference? A new Scottish Government initiative is offering first-time buyers the opportunity to take a step onto the property ladder, and it could be welcome news for aspiring homeowners across Inverclyde.
We know that buying your first home is an exciting milestone. However, with saving for a deposit, meeting mortgage requirements and managing the costs of moving, getting started can feel like a challenge. The First Homes Fund has been introduced to help make homeownership more achievable for eligible buyers across Scotland, including those looking to buy in Greenock, Gourock, Port Glasgow, Wemyss Bay and the wider Inverclyde area.
What is the First Homes Fund?
The First Homes Fund is a Scottish Government shared equity scheme designed to help first-time buyers purchase their first property. Eligible applicants can receive a contribution of up to £10,000 towards the cost of a home valued at up to £300,000.
The scheme is intended to help buyers who can afford mortgage repayments but may need additional support to get their purchase over the line.
Unlike a traditional loan, the contribution does not attract interest or require monthly repayments. Instead, the Scottish Government retains an equity stake in the property in proportion to its contribution. This share is generally repaid when the property is sold, or you may be able to buy out the Government’s share earlier.
You own your home and remain responsible for the usual costs of ownership, including mortgage repayments, insurance, maintenance and repairs.
For buyers who have been working hard to save for a deposit, this additional support could make a meaningful difference.
Who can apply?
The scheme is open to eligible first-time buyers in Scotland, subject to the programme’s criteria.
To qualify, applicants generally need to meet the following requirements:
Be a first-time buyer: You must never have owned a property anywhere in the world, either individually or jointly.
Choose an eligible property: The home must have a value of £300,000 or less.
Live in the property: It must be your main and only home, rather than a buy-to-let or investment property.
Have an eligible mortgage: You must take out a capital repayment mortgage covering at least 25% of the purchase price or valuation, whichever is lower.
Meet the affordability requirements: Your mortgage and debt repayments must fall within the scheme’s income criteria.
If you are buying with a partner or another person, at least one applicant must be a first-time buyer. However, if a joint applicant currently owns a property, it must be sold before the purchase completes.
A deposit will normally still be required, so it is important to understand the full costs before beginning your search.
Eligibility depends on the scheme’s full rules, so we recommend checking the official Scottish Government guidance before proceeding.
How much could you receive?
The fund can provide up to £10,000 towards an eligible purchase, although the actual contribution will depend on your application and the property.
For example, if you are buying a home valued at £150,000 and receive the full £10,000 contribution, the Scottish Government would hold an equity stake of approximately 6.67%.
There are no monthly payments or interest charged on that equity stake. However, the Government’s share is linked to the property’s value, so the amount repayable may change if the value of your home rises or falls.
It is important to remember that the fund is not a grant that you can simply keep. It is shared equity support, and the terms of the agreement should be considered carefully before committing.
How do you apply for the First Homes Fund?
The application process is straightforward in principle, but timing is important.
Step 1: Speak to a mortgage adviser. Establish what you can afford and whether the scheme is suitable for your circumstances.
Step 2: Find your first home. Look for a property valued at £300,000 or less and have your offer accepted, or reserve an eligible new-build property.
Step 3: Appoint a solicitor. Your solicitor will handle the legal work involved in the purchase.
Step 4: Submit your application. Apply online yourself or through an independent financial adviser or mortgage adviser. You will need supporting information, including a mortgage decision in principle and property valuation documentation.
Step 5: Complete your purchase. If approved, you will receive an award letter setting out the next steps and deadlines. Your application must be made before your solicitor concludes missives.
The scheme currently carries a £650 application fee, which is refundable if the sale does not conclude, subject to the scheme’s conditions.
As the application must be completed at the right stage of the buying process, it is worth speaking to an adviser before making an offer and ensuring that you do not miss the deadline for applying.
